If you manage rented homes in Dublin, a dead washing machine is never just a repair. It is a tenant waiting in, an owner asking for updates, and a file that needs paperwork. We have been repairing machines in Dublin since 1999, we are based on O'Connell Street in Dublin 1, and we run agent work as account work: one named contact here, jobs logged against the property address, and a written report with photos after every visit. Start with our landlord washing machine repair page for the duty itself, and the who pays for repair in a rented house page for the question tenants ask first.
How account work runs
- One named contact: you deal with the same person here who books the job, chases access and signs off the report.
- Jobs logged against the property: address, Eircode, machine make and the tenant's contact details stay on the one record, so repeat visits are not starting from scratch.
- Written report with photos after every visit: what we found, what we fitted, and what is likely to fail next, in writing for the landlord's file.
- Direct invoicing: invoices go to the agency or the landlord, as you instruct — never left for the tenant to pass on.
- Portfolio accounts: consolidated monthly invoicing is available on account for agencies and management companies who place regular work with us. Those are the terms we offer; we set the account up with you before the first job.
The access reality in managed schemes
Most machines in managed apartment schemes are integrated, fitted behind a kitchen door. Getting to one means removing the plinth, easing the machine out without tearing the lino, and taking the door panel off before any fault can even be tested. That is slow, careful work, and it has to be booked around other people: the tenant has to be home, the concierge may need notice, and the owners' management company can have its own rules on contractor hours, parking and common areas. In the big modern schemes — the scale of Cherrywood, Adamstown and Clongriffin — nothing happens by just turning up. Then there is the approval chain: agent to landlord, landlord back to agent, agent to tenant. We work inside that chain rather than around it. If a job needs owner approval above the band you set, we stop, send the written verdict and the fixed price, and wait for your go-ahead.
Regulation 7, in one paragraph
Under the Housing (Standards for Rented Houses) Regulations 2019, Regulation 7, a private landlord must provide access to a washing machine — and a dryer where there is no private garden or yard — and keep it in good working order. Maintenance rests with the landlord. The exceptions are narrow: the tenant's own machine, and damage caused by misuse. So for the agent, a broken machine in a furnished letting is not a favour to the tenant; it is the landlord's legal duty, and a working machine is not optional. Disputes about it go to the RTB. Our wear and tear versus tenant damage guide helps you draw the line when a failure is argued over.
Integrated and freestanding pricing, stated plainly
An integrated machine costs more to repair than a freestanding one, and the reason is access, not the part. The plinth and door-panel work adds time before and after the repair itself, so the price reflects that access work. It is quoted as a fixed written price before work starts, so there are no surprises in the approval chain. The call-out is €79, credited in full against the repair if you go ahead. If a machine is not worth fixing, you pay only the €79 and the verdict is given in writing. There is no second call-out charge. Most repairs come to €149–€249; major work — bearings, motor or PCB — comes to €279–€420. The 1-year workmanship warranty covers our work. Prices checked November 2026.
| Job | Typical price |
|---|---|
| Drain pump replacement | €149–€199 |
| Heating element replacement | €179–€249 |
| Most standard repairs | €149–€249 |

Between tenancies
Changeover days are where agents feel it most: old tenant out, new tenant in, and a machine that has to be working — or honestly written off — in between. Tell us the changeover date when you book and we plan the visit against it, test the machine on a full wash, and report back the same day so you can decide on repair or replacement before the new tenancy starts.
