Lucan and Clondalkin sit side by side along the N4 and the Kildare rail line, but they are two distinct towns with two distinct housing stories, and this round treats them that way. Lucan is the older village grown into a large commuter suburb, estate after estate between the Liffey and the N4, with Adamstown, Ireland flagship new town, rising beside it. Clondalkin is an older village again, ringed by estates built from the 1970s onward and newer development towards the Nangor Road. Our washing machine repair in Dublin engineers run the combined K78 and D22 round daily.
Neighbourhoods we cover
- Lucan: the village, Esker, Hillcrest, Woodview, Ballyowen and the estates towards Chapelizod
- Adamstown: the new-build streets and apartment blocks around the station, including The Crossings development of 392 LDA apartments
- Clondalkin: the village, Monastery Road, Corkagh, Bawnogue, Cappaghmore and the Nangor Road side
- The N4 corridor homes between the two towns

Two water supplies, two fault patterns
This round is a perfect example of why Dublin water advice must be local. The Lucan side is normally supplied by Leixlip, at around 200 mg/L, which is hard water. Elements scale and fail, inlet filters choke, and drums and seals gather the limescale film that traps soap residue and feeds smells and germs in the seal folds. Cross into Clondalkin on the D22 side and the supply is blended, at around 155 mg/L: still noticeably hard, but scale builds more slowly and elements last longer. Two streets ten minutes apart, two different maintenance stories. We dose advice accordingly: Lucan homes should descale periodically and avoid detergent overdosing that hard water tempts, while Clondalkin homes sit in the middle ground. If your machine straddles symptoms, tell us your Eircode and we will read the fault in the right water context.
Adamstown new builds and The Crossings
Adamstown is unlike anywhere else on this round: a whole new town of recent construction, with a high share of apartments, including The Crossings, a development of 392 LDA apartments. Machines there are new, integrated and fitted in compact utility spaces or kitchen runs. Faults on new machines are usually installation and early-life issues: transit bolts issues on machines moved between units, kinked hoses, blocked filters from building dust and first-wash debris, and door alignment on integrated units. In apartment blocks, the leak rule applies with full force: apartments are 27 percent of Dublin households, and your leak is the downstairs ceiling. Stopcock first, it is usually in the hot press, then call us. Management companies and letting agents for Adamstown blocks are covered by our landlord service.
Estates faults in Lucan and Clondalkin
In the established estates, the pattern is family workload: pumps full of hair, coins and lint, covered step by step in our not draining guide; belts and bearings on machines spinning school and sports laundry daily; and elements at the end of their scaled lives on the Lucan side. Terraced homes are 33.4 percent and semis 29.9 percent of Dublin housing, and this round is full of both, often with machines in small kitchens where access is tight and floors are laminate that a slow seal leak will quietly ruin. Catching a seal drip early in Lucan or Clondalkin saves a floor as well as a machine.
Access and the N4 corridor
The N4 is the spine of this round and also its bottleneck: rush hour between the Liffey Valley junction and the M50 can slow everything, so morning appointments are planned around it and we phone ahead if we are delayed. Estate parking in both towns is generally fine. Adamstown blocks need intercom details and visitor parking notes at booking. Rail-side streets near Clondalkin Fonthill and Adamstown stations are busy at commuter times.
